There were some improvements made to the […] Avenue house in the first few years, including a new roof, fencing and new appliances. It is not clear who paid for these things, but neither party suggested that this court should measure their respective contributions during the marriage. Section 65 does not require the court to effect a division of property that it feels is proportionate to the contribution each spouse has made to a particular asset: Elsom v. Elsom, 1989 CanLII 100 (SCC), [1989] 1 S.C.R. 1367.
