We also agree that tenant is the prevailing party entitled to legal fees pursuant to the lease and the reciprocal provisions of Real Property Law 234 (see Solow v. Wellner, 205 A.D.2d 339, 340 [1994], affd. 86 N.Y.2d 582 [1995] ). We note that landlord does not challenge the amount of the attorneys' fees award.
