Does a real estate broker get a commission from a landowner where the landowner has agreed to pay the broker a commission in the event of a sale?

6 Leonard, supra, 51 Cal.2d at page 652, 335 P.2d 665, citing Twogood, restates this as follows. "Where a landowner has agreed to pay a real estate broker a commission in the event of a sale, 'a sale' means the making of an executory binding agreement by which the property is to be sold to a purchaser obtained by the broker."
