Both the vendor and the purchaser pursuant to the Contract have a legal obligation to sell and buy, respectively. That obligation obliges each of them to perform all that is legally and procedurally required to effect that stated and underlying purpose of the contract, see Phinny v. MaCauley, [2009] O. J. No. 1260 (S.C.J.). The actions of each party are reviewable in determining how this Contract failed to conclude.
