21. In a nonjudicial foreclosure sale under California law, title to real property is transferred to the purchaser typically by delivery of the trustee's deed, see Dover Mobile Estates v. Fiber Form Prods., Inc., 220 Cal. App. 3d 1494, 1498 (1990), and recordation of that deed perfects the purchaser's interest, see Walker v. Cal. Mortg. Serv. (In re Walker), 861 F.2d 597, 600 (9th Cir. 1988).
