Both parties agree that the Title Plan is just a reflection or representation of what is actually on the ground and that when a title document refers to a natural boundary it is the location of that boundary in the field that is determinative of the bounds of the properties described: “The registered instruments give title, but the location of the subject property is determined not by them but by what is on the ground”, Hegel v.
