Does a lessor have a right to give notice of termination of a commercial lease?

Saskatchewan, Canada

The following excerpt is from Saskatchewan Co-Operative Wholesale Society Limited v. Smeed's Security Storage Limited, 1944 CanLII 210 (SK QB):

It will be noted that in Pepper v. Butler the lessor’s right to give notice was dependent on the “opportunity” to sell arising, and it follows that the lease was to be terminated before the sale took place, whilst in the present application the lessor’s right to give notice did not arise until after the sale was made.
