Sale No. 4’s lot area is greater than the subject property (3.84 acres v. 2.42 acres). It has 215 feet of water frontage, as opposed to the subject property’s 289.

It is significantly older, having been built in 1989, and is more dated in its style of construction, 15 years before the subject property. The overall area of the house, which is one storey like the subject property, is slightly smaller than the subject (1,824 ft2 v. 2,017 ft2). Like the subject, it stands on a frost wall. It has two detached garages, one being 480 ft2, and the other being 1,296 ft2, the former being smaller than the subject property’s garage and the latter being significantly larger. Like the subject property, one of the detached garages has a living area above it. Sale No. 4 has more sheltered ocean frontage, with a dock, and also includes a small island, or rocky outcrop.
